An instance of permitting delays I encountered was during highway construction due to delays in obtaining tree-cutting permits. In such situations, the most effective approach to appease stakeholders is to be transparent and realistic. Inform them about the delays and their causes, as well as the revised work plan. Coordinate with the relevant permit authorities to expedite the process, and finally, demonstrate patience.

    1. Communicate Early and Transparently – As soon as you anticipate a permitting delay, inform your client. Provide clear reasons for the delay and outline potential impacts on the timeline. Transparency builds trust. 2. Offer a Revised Timeline – Present an updated schedule that accounts for the delay. Include buffer time for any additional uncertainties, so clients have realistic expectations. 3. Explore Workarounds – Identify tasks that can proceed while waiting for permits. Can site prep, procurement, or preliminary work continue? Keeping some momentum minimizes overall delays. 4. Engage with Permitting Authorities – Stay proactive in following up with the permitting office. If possible, build relationships with key officials

Communication and follow up is the key. It is best to meet with the permitting agency prior to submitting the permit application. Having a pre application meeting together with the client can help learn of the permitting expectations and potential delays. Next is follow up with the permitting agency for any pending items missing and act quickly to respond. Inform client and keep them in the loop of the progress.
